Our Application Guidelines: 


Application Fee: $50

A non-refundable  application fee is required per application. 

All tenants over the age of 18 must apply.


Age Requirement:

The financially responsible Leaseholder must be 18 years or older. All occupants 18 or older must complete an application (even if living with a parent or guardian).


Income Requirement:

The net monthly income of all leaseholders will be considered jointly and all income MUST be verifiable. The total net income must be at least two and a half  times the amount of the rent. 


Employment Verification:

Applicant must be employed or provide written evidence of regular income sufficient for the lease term.


Self-Employed:

Applicant must provide the previous year’s income tax returns and at least the last (3) months’ personal bank statements as evidence of sufficient income. People who hold jobs that are commission only, base salary plus commission, tips, or bonuses will be considered self-employed. 


Rental History:

5 years of residential history will be reviewed, and no derogatory references must be exhibited.


Credit History:

We take into account a credit history:

Good Credit is needed.

Must not owe any utility bills or previous rent.

No bankruptcies

Credit in good standing

Cosigners may be accepted (not guaranteed), must pass the same requirements, and must sign on as financially responsible.


Criminal History:

Criminal history may be grounds for denial depending on the crime. 


Security Deposit:

The security deposit can be up to the full month's rent.


Pets:

All pets are subject to approval and assessment. There is a pet rent fee charged monthly per animal. The pet rent is $25 a month.

Applicants must submit a pet screening if you have a pet or not.

Pet Screening company has a fee they charge to process the screening only if you have a pet, which must be paid to provide an assessment to us.

No pets are allowed in apartments unless approved in writing.
